EV charging for property owners and housing companies
EV charging points for housing associations: a fixed price, with no investment.
Charging points, load balancing and smart control delivered as one complete service. Each user is billed automatically for their own consumption via IMD Electricity, without you tying up capital.
Charge at home, for a fraction of the price.
In your own building, residents can charge the car overnight, for a fraction of what public fast charging costs. Choose how often the car is charged and see the difference.
A worked example. A home charge of 44 kWh costs roughly 50–90 kr compared with about 260 kr at a public fast charger. The actual cost depends on the electricity price and the car.
149 kr per month.
Zero up-front investment.
Everything is included in the monthly price, from groundwork to warranty. Charging becomes a fixed monthly cost per charging point, typically carried by the residents who actually charge. No hidden costs and no indexation during the contract.

More and more people drive electric.
Plug-in cars are now the majority of all new cars sold. For many, being able to charge at home is decisive in the choice to switch, and demand among the residents grows every year.

How the system works.
Six steps from the first analysis to ongoing operation. The residents charge through the app, and you avoid administering the billing.
Needs and feasibility analysis
We go through the property's electrical panel, main fuse, cabling and any existing engine heater infrastructure. The result is a property-specific quote, free of charge.
Decision and choice of model
You choose between purchase with the Ladda bilen grant or charging as a service. The cost of a charging point is simple and fair to place on the resident who uses it, so everyone pays for their own charging.
We help you apply for the grant
If you choose to buy, we help you apply for the Ladda bilen grant from the Swedish Environmental Protection Agency. A housing association can apply retrospectively, while a company applies before the project starts. The grant can change or run out, so it is worth applying while it lasts.
Installation
Charging points are fitted in the garage or in the parking spaces. Existing engine heater posts can often be reused, with the insert and the enclosure replaced.
Commissioning and app connection
The residents get an app to control and follow their charging, and you get a portal with an overview of the property. The meter in the charging point is connected to the IMD platform.
Ongoing operation
Consumption per user is transferred automatically for billing on the monthly invoice. Load balancing, support, warranty and updates are included.
Integrates with Sweden's major financial property managers
With Nordic Propeye, charging is only the beginning.
We see your property as one connected energy system and can tie together everything that uses or stores energy: charging, electricity, water and heat, but also solar panels, batteries and heat pumps. Everything is billed on the same platform.
Charging is also one of the biggest drivers of peak demand. When it is controlled together with the rest, the peaks can be cut so the capacity charge for the whole property is held down.
Meter one part, save a little. Control the whole property, save much more.

Frequently asked questions
Do we have to upgrade the building's electricity supply?
Usually not. Load balancing distributes the power between the cars in real time, so the existing main fuse is enough in most cases. That is often the single largest saving compared with an installation without control.
Can we reuse old engine heater posts?
Yes. Existing posts can often be upgraded: the enclosure and the insert are replaced, and the cabling is reused where possible. Upgrading an engine heater post costs from 89 kr per point per month.
How are the residents billed?
Each user's consumption is measured automatically in the charging point and added to the ordinary monthly invoice through the integration with IMD Electricity. Everyone pays for their own charging, with no manual administration.
Is it a legal requirement?
Not for existing residential properties as things stand. The EU requirement from 2025 applies to non-residential buildings. For new construction and major renovation, preparatory ducting is required under the regulations of Boverket, the Swedish National Board of Housing, Building and Planning.
