IMD Water for housing associations
IMD Water: fair metering and lower water costs.
Individual metering and billing of water for housing associations and multi-dwelling buildings. When every household pays for its own actual use, hot water consumption falls by 30 % on average, and the cost is shared fairly.
Pay for your own water, not your neighbour's.
Three households in apartments of the same size, yet their use can vary by a factor of up to six. Switch between them below and see what each one pays per litre.
A worked example. The figures are illustrative and rounded. The principle: with IMD Water everyone pays for their own actual use.
Water is one of the fastest-rising costs in a property.
Water and sewage charges are rising steeply, and so is the price of the district heating that heats the hot water. Hot water is therefore often the single largest expense in a housing association.
See what the whole property could save
The calculator covers the property's whole energy system, not just this solution. Add more parts and see how much more you could save together.
From first contact to the first fair invoice.
Five steps that require no technical knowledge from the board. Residents do not need to do anything.
Meters are installed
Wireless water meters are fitted on the building's water riser and at each draw-off point. Works in both older and newer buildings.
Wireless readings around the clock
The values are recorded automatically, transferred digitally and quality-checked. No manual readings.
The cost is calculated per apartment
Each household's actual use is converted into a monthly cost using the association's own tariff. The price per litre is set by the board, not by us. We do the metering and produce the billing data automatically.
Billing on the monthly invoice
The water cost lands on the same invoice as the other charges, with no extra work for the board.
Resident app for follow-up
Every member sees their own use in real time. The board gets the overview in the portal. Transparency drives change.
Integrates with Sweden's major financial property managers

BRF Furan cut its hot water use by 26 % in the first year.
"My recommendation to housing associations is to start with IMD Water, because it gives an incredibly good return on the investment."
With Nordic Propeye, IMD Water is only the beginning.
We see your property as a single connected system and can connect everything that uses or stores energy: water, electricity and heat, but also solar panels, batteries, heat pumps and EV charging. IMD Water is where many housing associations begin.
When the parts are steered together we can cut peak demand and lower the cost for the whole property, not one part at a time.
Meter one part, save a little. Control the whole property, save much more.

Frequently asked questions
Do we have to take up the floors or touch the pipework?
In most cases, no. Modern wireless meters are fitted to the existing water riser and at each draw-off point, with no floors torn up. It comes down to the infrastructure, not the age of the building.
How much does consumption really fall?
Around 30 % less hot water and 5–10 % less cold water, so 15–25 % lower total water use. And because the hot water is heated by district heating, every litre saves money twice, on the water and on the energy.
How long is the payback period?
Typically 1–2 years. And as water, sewage and district heating prices keep rising, the payback gets shorter still.
Is it a legal requirement?
For new construction: yes, since 1 June 2022. For existing buildings there is no legal requirement, but individual metering is recommended in the industry's joint guidance "Införande av IMD-vatten", produced by Fastighetsägarna, Sveriges Allmännytta and Hyresgästföreningen. Hot tap water meters in existing individual metering installations must also be remotely readable by 1 January 2027. That applies to meters covered by the individual metering requirements, not to ordinary cold water or main water meters.
How does the billing work in practice?
Every month we send billing data to your financial property manager in the format they already use. The cost lands on the same monthly invoice.
Does it work in an old building?
Yes. BRF Furan, built in 1958, is a good example: hot water use fell 26 % there in the first year. What matters is the layout of the pipework, not the age of the building.
