Individual Metering & Debiting of Electricity (IMD El)

What is IMD El?

IMD (Individual Metering and Debiting) is a solution that Nordic Propeye currently only deploys in Sweden, which allows residential housing associations to measure each apartment’s electricity use individually while purchasing electricity collectively. This eliminates individual fixed fees for residents and enables lower electricity costs through bulk purchasing.

How does IMD El work?

  • All individual electricity contracts in the residential housing association are terminated.
  • Instead, the association purchases electricity for all members.
  • Nordic Propeye installs smart electricity meters in every apartment and periodically sends a consumption specification to the association.
  • Each tenant is invoiced by the association for their consumption through their monthly invoice.

Benefits of IMD El

  • Elimination of fixed fees equaling hundreds of euros per apartment per year.
  • Lower electricity price per kWh through collective procurement.
  • Enables other smart, sustainable solutions like solar panels, batteries and integrated charging stations.
  • Increases property values.

FAQ - IMD Electricity

What is IMD electricity?

IMD electricity means the building uses one shared electricity contract while each apartment’s actual consumption is measured individually. Residents pay only for what they use and fixed grid fees per apartment are removed, lowering total costs.

Most associations achieve 15–25 percent lower electricity costs. For many households this equals approximately 1,500–3,500 SEK per year.

It reduces operating costs, ensures fair billing, improves energy control and increases the building’s attractiveness and future readiness.

Yes. Implementation requires approval by simple majority at the general meeting because cost distribution between members changes.

Typically 1–2 years, after which the savings directly strengthen the association’s finances.
