Individual Metering & Debiting of Water (IMD Water)
What is IMD Water?
IMD (Individual Metering and Debiting) is a solution that Nordic Propeye currently only deploys in Sweden, which allows residential housing associations to measure and bill each apartment’s water use individually. This creates an incentive for the tenants to save water.
How does IMD Water work?
- Nordic Propeye installs smart water meters in every apartment and periodically sends a consumption specification to the association.
- Each tenant is invoiced by the association for their consumption through their monthly invoice.
- Tenants can also follow their consumption in Nordic Propeye’s tenant app.
Benefits of IMD Water
- On average, water consumption decreases by 25 to 30%.
- The association can achieve significant savings on both water- and heating costs related to hot water.
- The return on investment time is typically between one and four years.
- Increases property values.

I praktiken minskar vattenanvändningen oftast med 20–30 procent när boende betalar för sin egen förbrukning.
Why is IMD water profitable?
Det sänker både vatten- och energikostnader, skapar rättvis fördelning mellan boende och ger vanligtvis en mycket kort återbetalningstid.
Is IMD water legally required?
Ja, för nyproducerade bostadshus från 2022 samt vid större VVS-renoveringar i befintliga fastigheter.
Does the housing association need to charge VAT?
Yes, but the association can reclaim VAT on purchased water, making the it financially neutral.
