G City Europe achieves great energy savings with data analytics and AI

G City Europe in Prague, Czech Republic, a 40,000 m² building used as both an office building and shopping mall, has achieved significant energy savings through a joint solution by Myrspoven and Nordic Propeye.

This includes Myrspoven’s autonomous myCoreAI solution and Nordic Propeye’s wireless data collection and data management solutions provided as Data as a Service – no investment in hardware is required.

So far, the joint Myrspoven/Nordic Propeye solution has resulted in:

– A 25% decrease in common electricity usage

– An 11% reduction in tenant electricity consumption

– A 15% decrease in natural gas usage

– Enhanced indoor climate

Energy costs and carbon footprints are top concerns for real estate owners worldwide, including Ondřej Jirák, COO (CZ/SK) of G City Europe (formerly Atrium European Real Estate). “We have to keep operating expenses within acceptable ranges for our clients while maintaining a certain level of comfort in our buildings,” says Ondřej Jirák, COO. “As a landlord, we face many challenges in today’s energy environment, particularly because of the high cost of energy, especially natural gas. At the same time, we must maintain operational costs within acceptable ranges for our clients while ensuring a certain level of comfort in our buildings.”

Apart from cost concerns, G City Europe also focuses on ESG initiatives, meaning their corporate strategy centers on the three pillars of ESG: environment, social, and governance. This involves taking measures to reduce pollution and CO2 emissions and minimize waste.

“We set our ESG targets a couple of years ago, one of which is reducing our energy consumption by 25% by 2025 compared to 2019. These are very challenging targets; therefore, we are constantly investing in improving our buildings and their equipment to lower energy consumption as much as possible,” the company states.

“To reduce the tenants’ operating costs, reach their highly set ESG targets, and ultimately reduce their carbon footprint, G City Europe looked into energy optimization solutions. We have achieved impressive savings in energy and natural gas consumption, while the indoor comfort in the building has not been compromised. This is complex since we have two different types of tenants—both office and retail—who do not have the same requirements in terms of indoor climate.”

The Nordic Propeye – Myrspoven myCoreAI solution operates entirely in the cloud. The only prerequisite for running the solution is an internet connection to the building. All necessary sensors are set up by Nordic Propeye. The solution is easy to install and set-up to acquire real-time data from existing buildings.

“In addition, the integration into our existing BMS was fairly easy for us as a customer since no hardware was needed, and I think it took only about a month to have it all up and running,” explains Jirák.
